How to use this calculator

Build an amortization schedule with extra principal repayments. Enter amounts in the units shown, select the applicable options, and click Calculate. Use Reset to restore the starting values.

Calculation formula

Interest = opening balance × monthly rate; principal = payment − interest.

Assumptions and accuracy

Review timing, rates, fees and result notes when comparing scenarios. Future returns and rates are assumptions rather than guaranteed outcomes. Monetary display follows the currency’s precision; intermediate calculations retain additional digits.

Understanding this calculation

A loan amortization schedule separates each installment into interest and principal. Read the opening balance, interest charge and remaining balance together to understand why principal repayment usually accelerates over time.

Worked examples

Zero-interest amortization over 12 months

Illustrative inputs are specified in the steps below; the example link loads the complete settings. Unmentioned settings use the linked defaults.

  1. Divide the 12,000 principal into 12 equal payments; 12,000 / 12 = 1,000.

Payment per period: 1,000 USD.

Try these inputs

Monthly repayment with a 12% nominal annual rate

Principal 12,000 USD; 12 monthly payments; 12% nominal annual rate with monthly compounding. Fees and taxes are zero in this scenario.

  1. Monthly rate = 12% / 12 = 1%.
  2. Payment = 12000 × 0.01 / (1 − 1.01^(−12)).
  3. Check both the installment and the schedule; the final installment may be limited to the remaining balance.

Payment per period: 1066.19 USD.

Common questions

How do extra payments affect an amortization schedule?

An extra principal payment lowers the balance used for subsequent interest. Check the payment date and extra-payment frequency rather than subtracting the amount from total interest directly.

Why does the last loan payment differ?

The final installment is limited to the remaining principal and interest, so it can be smaller than a regular payment.

How do I use an amortization calculator with extra payments?

Enter the original loan terms and optional monthly, yearly or one-time extra principal. Review the remaining balance and interest in the resulting schedule; the final payment is capped.

Scope and assumptions

Fixed-rate installments and entered extra payments are modeled; lender day-count rules and servicing practices can differ.
