Calculation formula

Rent budget = min(gross monthly income × housing ratio, gross income × debt ratio − other debts).

Assumptions and accuracy

Review timing, rates, fees and result notes when comparing scenarios. Future returns and rates are assumptions rather than guaranteed outcomes. Monetary display follows the currency’s precision; intermediate calculations retain additional digits.

Understanding this calculation

This rent affordability calculator uses the lower of your selected rent-to-income limit and the room left under your total-debt limit. The result is a planning ceiling based on gross income.

Reading your result

Gross monthly income
Income normalized to a month using the selected pay frequency; this is not after-tax take-home pay.
Monthly rent budget
The smaller ratio-based allowance after accounting for entered monthly debt, floored at zero.

Compare two scenarios

  1. Keep income fixed and compare the budget before and after a change in debt payments.
  2. Try a lower rent-to-income ratio, then check the remaining cash against actual take-home pay and living expenses.

Check before comparing

  • Choose the frequency of the entered income instead of converting it twice.
  • Utilities, food, deposits, moving costs and other expenses are not automatically deducted.
  • The selected ratios are assumptions and do not establish landlord approval.

Worked examples

How much rent fits a 60,000 annual income?

Illustrative inputs are specified in the steps below; the example link loads the complete settings. Unmentioned settings use the linked defaults.

  1. Monthly gross income is 60,000 / 12 = 5,000. The housing cap is 1,500; the combined-debt cap leaves 5,000 × 36% − 500 = 1,300. Use the lower cap.

Monthly rent budget: 1,300 USD.

Try these inputs

Budget rent with no monthly debt

Gross monthly income $10,000, no monthly debt, 30% housing limit and 36% total-debt limit.

  1. Housing allowance = 10000 × 30% = 3000.
  2. Debt allowance = 10000 × 36% − 0 = 3600.
  3. Take the smaller allowance: $3,000.

The modeled monthly rent budget is $3,000.

Try these inputs

Compare the same rent budget with debt payments

Same gross monthly income $10,000 and ratios, with $1,800 of monthly debt payments.

  1. Housing allowance stays $3,000.
  2. Debt allowance = 10000 × 36% − 1800 = 1800.
  3. The lower constraint is now the total-debt allowance.

The modeled rent budget falls to $1,800; actual take-home expenses still need checking.

Common questions

How much rent can I afford on 60,000 a year?

The worked example shows how a 30% housing cap and 36% total-debt cap interact with 500 of existing monthly debt. Different assumptions produce a different budget.

Should rent affordability use gross or take-home income?

This calculator's ratios use gross income. Check your take-home budget separately so taxes and everyday costs are not overlooked.

Scope and assumptions

This is a budgeting rule, not a landlord's qualification decision. Utilities, deposits and irregular expenses need separate planning.
